Commercial Flat Glass · Metro Detroit & Michigan
We install professional window film on office buildings, retail centers, medical facilities, and multi-tenant properties across Metro Detroit and all of Michigan. Solar control, privacy, security, and decorative films, done right the first time.
What We Install
Reduce solar heat gain by up to 80%, lower HVAC load, and eliminate hot spots near windows, without making your building look like a mirror.
One-way vision, frosted, and opaque films for conference rooms, executive offices, ground-floor storefronts, and healthcare facilities.
Multi-layer safety film that holds glass together on impact from accidents, break-ins, or severe weather, protecting occupants and assets.
Custom patterns, frosted gradients, branded graphics, and architectural films for lobbies, atriums, interior glass partitions, and storefronts.

Ground-level
Access
This project involved complete removal of existing window film across 240 windows and approximately 3,850 square feet of glass, followed by proper adhesive prep and fresh installation. Ground-level access made logistics straightforward, but the critical challenge was thorough prep work.
Improper adhesive removal is the leading cause of premature failure on commercial re-film jobs. We include this as a non-negotiable step in every project scope so the new film performs for its full rated life.
Done correctly once. No callbacks. No bubbling or peeling six months later.
We use professional flat glass films rated for commercial applications, not the same products used on car windows. Proper materials for the substrate mean longer life and consistent appearance across every pane.
Our process starts with thorough glass cleaning and, on re-film jobs, full adhesive removal. Shortcuts here cause failures later. We document every step so building managers have a clear record of what was done.
We travel to job sites throughout Metro Detroit and all of Michigan. From Southfield to Ann Arbor to Grand Rapids, if your building needs film, we will get there.

FAQs
Commercial solar control window film typically reduces solar heat gain by 50 to 80%, cutting cooling costs by 10 to 30% depending on building orientation, existing glass type, and local climate. Most Michigan commercial buildings see measurable HVAC savings within the first summer.
Most commercial window film installations pay back their cost in 2 to 5 years through energy savings alone. Additional value comes from reduced glare complaints, extended furniture and flooring life (film blocks 99% of UV), and improved occupant comfort, all without replacing windows.
Yes. High-performance solar control films can contribute to LEED credits in the Energy & Atmosphere and Indoor Environmental Quality categories by reducing solar heat gain and improving visual comfort. We can provide technical data sheets for your LEED documentation.
Project timelines depend on building size and window count. A single-story retail space might be completed in one day, while a large multi-floor office building like our 240-window Southfield project can be completed in 3 to 7 business days. We work around your building's schedule to minimize disruption.
For solar control: reflective or dual-reflective films work well on clear glass to reject heat while maintaining outward visibility. For privacy: frosted, one-way vision, and ceramic films serve conference rooms and storefronts. For security: multi-layer safety films hold glass intact on impact. Decorative films add branding or design to lobbies and partitions.
Yes. That is the primary advantage. Professional window film is applied directly to existing glass and is far more cost-effective than window replacement. For buildings with old or failing film, we also offer full removal of existing film followed by proper prep and fresh installation, as we did on the Southfield job.
Yes. We travel throughout Metro Detroit: Southfield, Troy, Detroit, Birmingham, Royal Oak, Dearborn, Bloomfield Hills, Novi, Farmington Hills, Sterling Heights, and Warren, as well as statewide to Ann Arbor, Grand Rapids, Lansing, and beyond. Contact us to discuss your project location.
The most common causes of early failure are poor surface prep, inadequate removal of existing adhesive from prior film, and using residential-grade film on large commercial panes. We use commercial-rated materials and take prep seriously; it is why we include full adhesive removal in our scoping process.
